This is the most critical thing. You can’t purchase your home if you are trying to purchase your house with a home loan but don’t have an adequate amount to pay monthly EMIs. So you should be financially stable financially.
Do look into the company in which you are working, and visualize for about 5 to 10 years, is your job stable? Or are you earning enough? Or is there the future potential of switching jobs with a similar salary or better than this or any better side income earning opportunities? Etc etc….
See I know that you are staying in a place in Hyderabad, and want to buy a house there, but first go deep and think if you are going to stay there for a longer duration or for your life with your family. Even if you have a slight doubt about your long term goals and switching your place of residence then please don’t buy your house there.
Even if your job is in the nature of switching with transfers, then don’t buy a house. First, finalise your home, the ultimate final destination, where you want to spend the rest of your life.
For example, if you are planning to buy a house worth 40 laksh, then at least 8 lakhs of the amount must be ready for the initial downpayment to the bank home loan.

You shouldn’t go for buying a house for 50 lakhs under a home loan, if your annual family income is Rs.5 lakh, as cumulatively it’s becoming 25 lacks, so try to find a property in this range, as the banks couldn’t consider processing your application as they also have to look into your repayment ability within a certain period of time, and you have to look into your daily house expenses and fullfil your needs, you just can’t spend 90% of income just for paying the EMIs.
For eg. if you are earning Rs.50,000, every month it’s your total family income including all your family members. Then your current annual income is 6,00,000 rupees. For 5 years it’s 30,00,000 rupees. So can buy a property with a home loan which is worth 30 lakhs or less, but before that, the downpayment of 20% of this 30 lakhs must be with you while going for the loan that is 6 lakhs rupees, so your final loan amount would be 24 lakhs after deducting the downpayment of 6 lakhs, and the interest amount will be calculated upon those 24 lakhs only.
No. Never. Always try to have atleast 20% of the downpayment of your target property. You can plan simple savings, FDs, RDs, or even SIPs to save for a year or two and have your initial downpayment ready for the bank home loan.
Other than the price of your property, there will be other charges such as processing charges from the bank, and stamp duty of around 5% in case of female, so try to register the property in the name of your mother, wife or sister. As it would cost you less for additional charges.
You have to be prepared for such small additional registration and processing charges too.
Although you have paid your 20% of the down payment amount, but still have one year of EMis amount ready in your bank account so that you are ready for any kind of unforeseen circumstances, if you lose your job, or something happens in your life, but your house is safe with the savings for the EMIs.
Your term insurance protects you from any mishappenings like your death in the middle of the tenure, then your family will suffer a lot, so please buy term insurance on your name equal to or more than the home loan amount to keep your house secure and the life of your family members secure too.
The cost of term life insurance starts at 500 onwards, please go thorugh different insurance providers you will get an overall idea about it.
Having a dream of your own house, takes a lot of effort and discipline, if you come from a humble middle-class background, then you have to save every penny possible and cut any unnecessary expenses. Find different other side sources of income along with your current monthly income to earn more. If your goal is bigger then your efforts should be bigger too.
Research before going to any banks for a home loan. Do proper research about interest rates, a 1% of 0.5% difference makes a lot of savings for your future EMIs. So consider this. Go for bigger well known banks mostly public sector banks instead of private banks. Do your own research on this to save a lot on your interest rates.
Try to bargain every inch possible to save atleast 0.5% on your interest rate and processing charges, it can help you to save a ton of money in the future.

If we purchased any plastic jar or cup, and now it’s of no use then let’s recycle it into something amazing or interesting like doing plantation or use in gardening, or use it as a tool for your daily needs. Please don’t throw them on the roadside or landfills, it’s worse than anything else.
This year we have already seen the scarcity of water in the big cities like Bengaluru in India. the other big cities with heavy populations and low vegetation or water sources are soon going to face a similar situation this year or in the upcoming few years. But are we ready?
Are we doing every single thing possible to save water? The groundwater or the rainwater?
We can do simple things like fixing the leaks in the taps in our home, taking shorter showers or using a fixed-size bucket of water for bath or toilet purposes.
We can use our hands instead of water-intensive machines to wash cloths or clean soiled dishes. Try to save rainwater in your home through rainwater harvesting for your own home gardening purposes to save the ground drinking water from being wasted.
Turning off lights, fans or appliances when there is no need can be a small step towards a big change. If you are comfortable by turning on one light then putting extra lights on for no reason is not required.

You have been given the legs and hands by the almighty to do small things for yourself. Don’t get lazier. Walk to a smaller distance to get your purchase of stationary or vegetables. There is no need to waste fuel or pay for every small thing in your daily life.
You can use public transport services like the bus to spend less on fuel and save more in your pocket.
Tesla is coming to India. Even Tata and big vehicle manufacturers like Ather and Ola are bringing their two-wheeler or four-wheeler EVs to the market to save more on fossil fuel and go for renewable energy sources. Please do use them and purchase them for future needs a few years from now onwards.
There are many organisations, NGOs, and Teams working towards small changes and making their efforts towards our earth. Do participate in them in your spare time. Don’t expect anything instead, Rather motivate more people to participate as a community for a more inclusive and sustainable future.
Use Digital tools and save more on paper. Take care of stray animals in the summer, take care of plants and trees in your surroundings, and don’t spoil the natural habitats, forests, and parks, while you are travelling with your friends and family. Education them & tell them to do the same. Littering in these places can harm the animals also.
Eat more eco-friendly vegetarian food and less packaged and processed foods. Take care of your health and surroundings, remaining everything will be put in place automatically.

Listen I know that charging more is important, But when?
We freelancers depend upon our freelancing work for monthly income. For example, If I talk about myself I generally provide branding and design services to my clients. I’m pretty good at it and the retainer percentage of my clients are very much higher.
When we see these big creators who inspire us to charge more, we get into an imaginary world of FOMO (Fear of Missing Out). When we were earning a decent amount of income every month, we were good and happy. But the real decline starts when we hear the influencers and fall into this never-ending trap. When a potential client reaches out to us for our services we ask for prices much higher than their budget and that geographic market value.
Then obviously the deal never closes. I have lost many clients like that. Then we take things to our ego and never decrease our pricing and be like we will do on this price or will stay out of work. This is literally stupidity.
In India, the market is different than the abroad countries like USA, Europe or Australia. Here the pricing shall be considered depending upon the geography that you are staying in.
Your behaviour and attitude towards your clients decide your future recurring earnings. But when we started to ask for higher prices for our services in the beginning, the clients took us as arrogant and they never came back to us.
So shall I never charge higher?
No, you shall charge more. Let me tell you this. When you have enough clients and generate a good amount of revenue every month, then according to me you are doing good. You need expenses for your home, you need to pay your bills, and EMIs, take care of your family, and reinvest some of the amount towards your business upliftment.
When you are full of work and have no time for other new projects, then start sorting out the projects that make you earn more. And start asking for an increased price for the new clients as per your experience, as even though you lose them, you will not go out of work. Simply have enough backup before asking for increased pricing for your services.
Have a good rapport with your clients. Provide your services as bundled packages, give discounts frequently and promote yourself every day to attract and acquire new clients.
Don’t stay idle and expect that the next client is going to change your fate by giving you a high-ticket project. Move on from this mindset. This doesn’t work 99.99% of the time.
